Industrial Cleaning Tips: 10 Essential Strategies for Effective Maintenance

Industrial cleaning is not commercial cleaning with bigger machines. It operates around production schedules, live plant, moving vehicles, working-at-height requirements and regulatory obligations that an office environment never encounters. Getting it wrong does not produce an untidy site — it produces downtime, damaged equipment, failed audits and injuries.

These ten strategies apply across warehousing, manufacturing, food production, logistics and plant environments. They are ordered roughly by how much difference they make.

1. Write the Specification Around the Production Schedule, Not the Calendar

The most common failure in industrial cleaning is a schedule designed in isolation from operations. Cleaning that requires machine access during a production run does not happen — it gets deferred, then deferred again, and the specification quietly becomes fiction.

A workable industrial specification is built the other way round:

  • Map the operating pattern first — shift changes, planned downtime, seasonal peaks, maintenance windows
  • Assign tasks to the windows that actually exist rather than to notional weekly slots
  • Separate what can be done live — walkways, offices, ablutions, external areas — from what needs the line stopped
  • Bank the shutdown work so it is ready to execute the moment a window opens

Sites that plan this way get their cleaning done. Sites that do not accumulate a backlog of deferred deep work that eventually forces an expensive catch-up.

2. Control Dust at Source Before You Clean It Up

Removing dust repeatedly from the same surfaces is treating a symptom. The higher-return work is reducing how much arrives.

  • Extraction at generation points — cutting, grinding, transfer, bagging
  • Sealing or enclosing transfer points and conveyor junctions
  • Maintaining door and dock seals so external dust stays external
  • Vehicle and pedestrian entry matting or wheel-wash where appropriate
  • Managing external hardstanding, which feeds tracked-in particulate indoors

3. Treat Combustible Dust as a Safety Issue, Not a Housekeeping One

In environments generating organic or metallic dust — grain, flour, sugar, wood, powder coating, certain metals — accumulation on horizontal surfaces above floor level is a recognised fire and explosion hazard, not a cosmetic one.

The practical implications:

  • High-level accumulation matters most — beams, ledges, cable trays, ductwork tops, light fittings
  • Do not use compressed air to blow it down. This creates an airborne cloud, which is the condition the hazard depends on. Vacuum extraction is the correct method.
  • Equipment must suit the environment — where an explosive atmosphere is possible, cleaning equipment needs to be rated for it
  • Frequency is driven by accumulation rate, established by inspection, not by a default interval

If your site generates combustible dust, this should be assessed by a competent person against the applicable standards for your industry and material. We are not going to specify thresholds here — they are material-specific and getting them wrong in either direction is dangerous.

4. Work Top Down, Without Exception

Obvious in principle, routinely violated under time pressure. Cleaning floors before high-level work simply guarantees the floors will need doing again.

The correct sequence on an industrial site:

  1. High level — roof structure, beams, ducting, light fittings, upper racking
  2. Mid level — machinery guarding, control panels, pipework, mid racking
  3. Equipment surfaces and workstations
  4. Walls, doors and vertical surfaces
  5. Floors, including edges, corners and beneath racking
  6. Drains and channels last

5. Match Degreasing Method to Substrate and Waste Route

Oil and grease removal is where industrial cleaning most often causes damage or creates a compliance problem.

  • Substrate first. Strong alkaline degreasers will attack aluminium and some painted finishes. Solvent products may damage seals, gaskets and certain plastics.
  • Consider the waste route. Degreaser and oil washed into a surface drain becomes a trade effluent question. Confirm where your drains discharge before you start.
  • Interceptors need maintaining. An oil interceptor that has never been serviced is not doing anything.
  • Contain spills before cleaning them — absorbent granules or booms first, then clean, rather than spreading it with water.

6. Protect the Floor Coating Rather Than Replacing It

Industrial floor coatings — epoxy, polyurethane, sealed concrete — are designed as a sacrificial protective layer. Maintained, they last years. Neglected, they wear through and damage reaches the slab, at which point you are no longer maintaining a floor.

What preserves it:

  • Regular removal of abrasive grit, which is what actually cuts the coating under forklift and foot traffic
  • Correct pad and chemical selection on scrubber-driers — aggressive pads strip the coating you are trying to protect
  • Prompt removal of spills, particularly acidic or solvent materials
  • Attention to edges, corners and beneath racking, where scrubbers do not reach and grit collects
  • Scheduled recoating before wear-through rather than after

7. Plan High-Level Work Properly

High-level cleaning is where the serious injury risk sits, and where cost and complexity concentrate.

  • Confirm the access method — MEWP, tower, podium — and that operators are trained and certified for it
  • Establish exclusion zones beneath the work area
  • Isolate anything that needs isolating: lighting circuits, sprinkler systems, conveyors, ventilation
  • Confirm insurance covers working at height
  • Coordinate with any permit-to-work system on site
  • Plan for dropped-object risk over live plant or stock

This is a legitimate reason high-level cleaning costs more per hour than floor work. A contractor quoting it at the same rate has either not understood the scope or is not planning to do it properly.

8. Do Not Improvise Around Live Plant

Cleaning around operating machinery is a well-documented cause of serious injury. The controls are not optional:

  • Lockout and tagout before cleaning any machine with moving parts, and confirm isolation rather than assuming it
  • Never clean inside guarding on running plant, regardless of how brief the task appears
  • Confirm stored energy is released — pneumatic, hydraulic, gravity, residual heat
  • Coordinate with production supervision so nobody restarts a line mid-task
  • Treat hot surfaces and confined spaces under their own procedures

Any contractor who is relaxed about this on your site is a liability regardless of how well they clean.

9. Build Documentation Into the Work, Not After It

Industrial sites face audits — regulatory, customer, certification and insurance. The cleaning records that matter are the ones generated as the work happens.

What a competent industrial contractor should provide:

  • Written specification with task-by-task frequencies
  • Completed task records, signed and dated
  • Safety data sheets for every chemical brought on site
  • COSHH-equivalent assessments where required
  • Method statements and risk assessments per task
  • Training and competence records for operators
  • COIDA registration, UIF compliance, tax clearance and public liability insurance
  • Waste transfer documentation where applicable

Reconstructing this after an audit request is difficult and unconvincing. Generating it routinely costs almost nothing.

10. Set Frequency by Observation, Not by Template

The correct interval for any industrial cleaning task is determined by how fast the condition actually degrades on your site — which depends on throughput, materials, season, external conditions and plant condition.

A practical method:

  1. Clean the area to a defined standard and record the date
  2. Inspect at intervals and record when it reaches the point of needing attention again
  3. Set the frequency slightly inside that interval
  4. Review seasonally — dust deposition and humidity both vary through the year

This takes a few weeks to establish and it produces a schedule that reflects reality rather than a supplier's default.

What to Ask a Prospective Industrial Contractor

  1. What access equipment do you own or hire, and are your operators certified for it?
  2. How do you handle lockout and tagout on our plant?
  3. Can you produce method statements and risk assessments per task?
  4. How do you select chemicals for our substrates, and can you show the safety data sheets?
  5. Where does your wash water and degreaser waste go?
  6. How do you record completion, and can we see a sample record?
  7. Who supervises, how often do they attend, and what do they audit against?
  8. What is your position on combustible dust, if it applies to our materials?
  9. Show us your COIDA registration, UIF compliance, tax clearance and public liability cover.
  10. How do you plan around our production schedule and shutdown windows?

A contractor who answers these fluently has done industrial work. One who deflects has not.

The Bottom Line

Industrial cleaning succeeds or fails on planning rather than effort. The specification has to fit the production schedule, dust has to be controlled at source before it is cleaned up repeatedly, high-level and live-plant work needs proper procedure, and frequency has to come from observed conditions rather than a template.

Get those right and cleaning becomes an asset-protection and compliance function that pays for itself. Get them wrong and it becomes a backlog that eventually forces an expensive shutdown.
