Coastal glass does not simply get dirty. It films, spots, and eventually etches — and by then cleaning is no longer the answer.
Every building in Gqeberha within reach of the sea air is running an experiment on its own glazing. Salt aerosol settles on glass and frames, holds moisture out of the air, and sits there through cycle after cycle of wetting and drying. Add wind-borne dust and the occasional irrigation overspray, and you have a surface that behaves nothing like an office window in Bloemfontein.
This matters because most window cleaning schedules are written as though glass is glass. It is not, and the cost of getting it wrong is not a dirty window — it is glass that has to be replaced.
What Coastal Exposure Actually Does
Salt film
Airborne salt deposits as a fine film that is largely invisible when dry. Because salt attracts and holds moisture, that film keeps the glass surface damp for longer than the weather alone would, which extends the contact time between the surface and everything else sitting on it. It is also what makes a window look smeared again within days of being cleaned — the film is rebuilding, not the dirt.
Mineral spotting
Water that dries on glass leaves behind whatever was dissolved in it. Sprinkler overspray, borehole water, run-off from concrete above the window and general rain carrying dust all leave deposits. Left through enough cycles, these become bonded and no longer respond to ordinary detergent.
Frame and seal damage
The glass is only half of it. Aluminium frames pit and bloom under salt exposure, particularly where the coating has been scratched. Rubber gaskets and silicone perish faster. Window tracks collect a paste of salt, dust and grit that then grinds the sliding mechanism every time the window is opened.
Abrasive dust in the mix
In parts of the metro, fine industrial dust adds an abrasive element to all of the above. Dry-wiping a dusty coastal window is one of the most reliably damaging things anyone can do to glass, because you are dragging hard particles across the surface under pressure. The micro-scratching is permanent and it is cumulative.
Soiling, Staining, Damage: Three Different Problems
Diagnosing which one you have determines whether cleaning will help at all.

This is why the “we will just try a stronger product” instinct is dangerous. Aggressive acidic or abrasive treatment on glass that is already etched, or on any glass with a surface coating, converts a cosmetic problem into a replacement invoice.
Method: What Correct Looks Like
- Pre-rinse first, always. Flood the surface to float loose salt and grit off before anything touches the glass. No dry contact, ever.
- Detergent and squeegee, or pure water pole systems. Traditional detergent and squeegee work well at reachable heights. Water-fed pole systems, where the water is purified so it dries without leaving deposits, clean up to three storeys without anyone leaving the ground — no ladder, no access equipment, and no rinse marks as it dries. On a coastal building this is usually the better method anyway, because the volume of purified water flushes salt off the frame and out of the joints rather than pushing it around the pane.
- Frames, tracks and seals are part of the job. Cleaning the pane and leaving a track full of salt paste means the next rain washes it straight back down the glass.
- Rinse the cloth or mop constantly. A saturated cloth stops removing and starts redistributing.
- Work top down. Otherwise you will clean the lower panes twice.
A quick test before anyone touches a stronger product
On any glass showing staining, insist that the contractor tests their method on a small, low-visibility panel first and lets you look at it in daylight from an angle before proceeding across the elevation. Any competent window cleaner will offer this without being asked. If a contractor is unwilling to test, do not let them near the rest of the building.
Frequency: The Part Most Schedules Get Wrong
What we cover, and where we stop

There is no universal correct interval. What we can offer is the working logic we use when writing a schedule, which you are welcome to apply yourself:

The honest instruction is to set the interval by observation over the first two or three months, then fix it in the contract. A frequency copied from a template written for a different climate will either waste money or let staining establish itself.
Access and Safety
Anything above ground floor level introduces work at height, and that changes the conversation from cleaning to safety. This is the part of the trade where corners get cut, because a ladder is cheap and a proper access plan is not.
Before appointing anyone for upper-level glazing, confirm what access method they intend to use, that their staff are trained and equipped for it, and that they carry appropriate insurance for it specifically. Ask who is liable if a person or a pane comes down. A vague answer is a complete answer — and a contractor willing to improvise at height on your building is telling you how they handle everything else.
What to Ask a Window Cleaning Contractor
- Do you pre-rinse before contact, and what happens on dusty days?
- Are frames, tracks and seals included, or glass only?
- How do you handle staining that does not lift with normal cleaning?
- Will you test a panel before applying any restoration treatment?
- What access method will you use above ground floor, who is certified for it, and what cover do you carry for work at height?
- What frequency are you recommending for this specific elevation, and why?
The Bottom Line
Coastal glass has a maintenance requirement, not just a cleaning requirement. Salt film rebuilds continuously, mineral deposits bond over repeated cycles, and abrasive dust punishes any dry contact. Get the method right and the frequency honest, and glass stays serviceable for its full life. Get either wrong and the building ages visibly from the outside in.
